Business Requirement

The client required conversion of a heritage building into a hotel, for which accurate as-built drawings and 3D modelling were essential to guide the renovation and redevelopment process.

Proposed Solution

The site was scanned using four FARO scanners, supplemented with photogrammetry, total station, and DGPS survey to ensure complete coverage, including above-ceiling areas in every room. The captured data was processed into as-built drawings and an as-built BIM model at LOD 200, giving the client a reliable digital foundation for the hotel conversion.

Challenges Faced

The property, located in a remote village and untouched for years, presented significant lighting issues and a heavy bat infestation. High winds affected drone efficiency and caused one FARO scanner to fall during the survey. Additionally, trees blocking sections of the building had to be removed to enable accurate scanning.

Outcome

Delivery of a complete as-built drawing set and BIM model at LOD 200, providing the client with an accurate foundation to plan and execute the heritage-to-hotel conversion.
