Business Requirement
The client, a project management consultant overseeing a heritage property
conversion in India, required 3D scanning of the property for as-built documentation.
Beyond documentation, the client wanted the restoration work modelled in HBIM,
allowing all stakeholders — structural, MEPF, lighting, and landscape consultants —
to add their details into a single model. This enabled clash-free coordination,
eliminated construction mistakes, and supported real-time scheduling and estimation
tracking, integrated with the client's RDASH progress-tracking system.
Proposed Solution
We carried out comprehensive 3D laser scanning across the property, with all rooms
and openings cleared beforehand to ensure clean data capture. From this, we
developed a detailed as-built 3D model in Revit with architectural and structural
detailing, which stakeholders across disciplines could then build on for their own
scope of work.
Challenges Faced
Capturing the heritage property's fine architectural detailing was difficult given the
building was simultaneously under restoration, and matching the irregular, uneven
walls in the model proved especially time-consuming. Creating custom Revit families
for each unique design element took considerably longer than standard modelling
work. Structural members and jack arch beams were particularly challenging, as
many were damaged and sagging, requiring careful modelling to accurately
represent their as-found condition.
Outcome
We delivered a detailed 3D BIM model along with basic 2D drawings within the
project timeline, giving the client accurate documentation to support the heritage
property's conversion into a boutique hotel.
